Repair, Level, Resurface or Replace
Concrete Repair starts with the cause. A crack, a sunken panel or a worn surface each points to something different underneath, and a patch that ignores the cause comes back. In Port St. Lucie, where a large share of homes date from the 1980s and 2000s building waves, a lot of driveways, walkways and pool decks are now old enough to show wear, and many can be repaired for far less than replacement.
What usually causes the damage
- Water under the slab: downspouts, irrigation and heavy summer rain washing fine sand out from beneath an edge
- Weak or thin base: builder-grade slabs on poorly compacted fill settle over the years
- Roots: trees planted close to driveways and walks lift and crack panels
- Heavy loads: trucks, trailers and delivery vehicles on a 4-inch driveway, especially at the edges and the apron over the culvert
- Surface wear: sun, pool chemicals and age wearing down the top layer
The repair options
- Crack sealing: cleaning out and filling cracks so water cannot reach the base. HomeGuide prices crack filling at $0.50 to $3 per linear foot.
- Leveling: raising a dropped panel by pumping material beneath it, either a cement slurry (mudjacking) or expanding foam (polyjacking)
- Resurfacing: a thin overlay over concrete that is structurally fine but worn, stained or flaking, in plain, textured or stamped finishes
- Panel replacement: cutting out only the broken sections and pouring new concrete tied into the sound slab around them
Repair or replace?
HomeGuide's resurfacing guide gives a practical dividing line. Light flaking and cracks under 1/4 inch wide are usually candidates for repair or an overlay. Wide cracks, crumbling, spalling, structural trouble, or a fix that would need more than 2 inches of new material all point to replacement. A crack wider than 1/4 inch can mean movement below, and that movement will crack an overlay as well. If we find that, you will hear it from us, and for anything touching the house foundation we send you to a structural engineer rather than guess.
Driveway aprons and the culvert
The driveway apron, where it crosses City right of way to the street, is one of the most common repair spots in Port St. Lucie. A crushed or failing culvert pipe under it lets the ground drop and the concrete break. Fixing the concrete without fixing the pipe does not last. Repairs to an existing driveway are on the City of Port St. Lucie Public Works Department's Residential Driveway Modification Permit, and the form notes the culvert may need to be replaced or brought up to code, so we check the pipe and the permit before quoting a fix there.
Leveling sunken concrete
Lifting works when a panel has dropped but has not broken apart. Mudjacking is the cheaper route. Polyjacking needs smaller holes and puts less weight under the slab, and HomeGuide says it often lasts the longest; it gives mudjacking about 5 to 7 years with good drainage. Neither one fixes the reason the panel sank, so we also look at downspouts, irrigation and grading to stop water from washing the soil out again.
Signs you should call
- Trip edges on walkways or at the garage door
- A gap opening between the driveway and the garage slab, or between the pool deck and coping
- Panels tilting toward the house
- Cracks that keep getting wider
- Flaking, pitted or stained surfaces that will not clean up
Catching these early usually means a smaller, cheaper fix.

How a Repair Gets Done
1. Find the cause
We look at the damage, drainage, roots, loads and the base to see why the concrete failed.
2. Recommend the fix
You get a written option to seal, level, resurface or replace, with the reasons.
3. Repair
We do the work, including the City permit and culvert steps if the apron is involved.
4. Stop it returning
We point out downspout, irrigation or grading changes and seal where it helps.

Concrete Repair Questions
Can a cracked driveway be repaired instead of replaced?
Often, yes. Per HomeGuide, light flaking and cracks under 1/4 inch can be repaired or resurfaced, while wide cracks, crumbling or structural damage call for replacement.
Is mudjacking or polyjacking better?
Polyjacking costs more ($8 to $25 per square foot in HomeGuide's figures, against $4 to $9 for mudjacking), but it needs smaller holes, adds less weight and often lasts longer.
Why does my driveway keep sinking near the street?
The apron sits over City right of way and often over a culvert pipe. A failing pipe or water washing out the sand under the edge lets it drop. We check the pipe before repairing the concrete.
How long does resurfacing last?
HomeGuide estimates 8 to 15 years for a resurfaced slab before it needs work again, provided the concrete underneath is sound.
