When 1990s Concrete Starts to Show Its Age

St. Lucie West is at a turning point for its concrete. Core Communities acquired and began planning the area in the early 1990s, originally for about 14,000 homes over 20 years on 7 square miles. That puts many driveways, walkways and patios there at 20 to 30 years old, so homeowners now call concrete contractors in St. Lucie West for repair and replacement rather than first-time pours.

Reading your driveway

Concrete in this age range tells you what it needs. Here is what we look for when we walk a driveway:

  • Hairline cracks: normal shrinkage. Usually cosmetic; often left alone or sealed.
  • Wider cracks with one side higher: the base has moved. A trip hazard, and water gets in.
  • A sunken panel: the soil under it settled or washed out. Sometimes it can be lifted; often it is replaced.
  • Crumbling edges: tires rolling off the slab edge, or thin concrete at the borders.
  • Rust stains or popping spots: steel or debris close to the surface.

If most of the panels are sound, we repair or replace just the bad sections. If the problems are spread across the whole slab, a full replacement is usually more sensible, and it is a chance to widen the driveway or add a border.

Replacing a driveway step by step

A replacement starts with breaking out and hauling away the old slab. We then look at the base, add and compact fill where it has settled, and set forms with a slope that carries water toward the street. New concrete goes in at least four inches thick, more where heavy vehicles park, with reinforcement and control joints laid out so cracking stays where it belongs. After finishing, the slab cures for days before cars go on it.

Patios and pool decks, second time around

Many backyards in St. Lucie West already have a pool and deck from the first owner. After two decades, those decks may have faded coatings, cracks, or rough spots. Some can be cleaned, repaired and resurfaced. Others have settled enough that tearing out and repouring is the cleaner fix. When we replace a deck, owners often take the chance to enlarge it, switch to a stamped pattern, or add a cooler, textured finish.

Patios follow the same path. A plain slab under the lanai can be extended into the yard, overlaid with a decorative finish if it is sound, or replaced if it has cracked badly.

More than a bedroom community

The original plan was residential, but according to the Port St. Lucie article Core Communities soon added business districts and entertainment and leisure venues. That brought about 7,000 jobs and helped carry the area through a boom in the early 2000s. Interstate 95 exit 121 (St. Lucie West Blvd.) serves the area, and St. Lucie West K-8 is among the city's schools. The mix of homes, offices and shops means busy weekday streets, so we schedule truck deliveries for quieter hours and keep the street clear on pour day.

Around Clover Park

Clover Park, the spring training home of the New York Mets and the ballpark of the St. Lucie Mets and FCL Mets, sits in St. Lucie West. Game days fill the surrounding streets, and a ready-mix truck that sits in traffic is a truck whose load is setting up. For homes near the park we check the schedule and book pours for mornings when the roads are clear, starting early in the day anyway to beat the summer heat.

HOA and permit checks

Neighborhoods in St. Lucie West commonly have associations that review driveway widths, colors and decorative finishes, and driveway changes at the street fall under the City of Port St. Lucie's driveway modification rules, including setbacks of 6 feet from a side lot line and a cap of 80% impervious area on the lot. We check what applies and give you the details your HOA needs to review it. Call (772) 280-4969 for a visit, and we will walk the concrete with you.

St. Lucie West Questions

Can a sunken driveway panel in St. Lucie West be fixed without replacing the whole driveway?

Often, yes. If the rest of the slab is sound, we can remove and repour the sunken section after fixing the base underneath. If many panels have dropped or cracked, a full replacement usually costs less over time than repeated patches.

My pool deck is from the 1990s. Is resurfacing enough?

Resurfacing works when the concrete underneath is solid and mostly level. If the deck has settled, has wide cracks or slopes toward the house, we recommend tearing it out and pouring a new one.

Do I need City approval to widen my St. Lucie West driveway?

St. Lucie West is part of Port St. Lucie, so width changes go through the City Public Works Department's Residential Driveway Modification Permit, which includes a culvert stakeout that typically takes 4 to 6 weeks. HOA approval usually applies too. We check both before scheduling.
